Combining a room with a loggia
Enlarging the living space is a pretty nice idea for almost any modern person. This gives you more options regarding interior solutions that you can use. And in a private house, you can simply attach the necessary premises, which solves the issue of tightness. However, what to do in an apartment where there is no such possibility? To expand the space of the apartment, a loggia is used. This is a good option, besides, it is quite easy to implement, even easier than in the situation with a private house.

However, since this is a special case, there are many nuances that need to be considered and followed so that you do not have any problems in the future. Moreover, problems can arise both with regard to the integrity of the dwelling and with housing services, so the combination of the dwelling and the loggia is a very serious decision that needs to be planned clearly and in detail. There are two options for combining a living room with a loggia. The first option is by dismantling the balcony canvas. The second - by dismantling the window sill and the threshold. Each of these options has its own advantages and disadvantages.
Dismantling of the balcony canvas
This is the easiest way to implement. It's inexpensive, it's fast, and the change is very easy to bring back to its original state. The bottom line is that the window and the door to the balcony are removed. Accordingly, there remains a small partition, reaching approximately to your mid-thigh. For obvious reasons, this cannot be called a complete combination of premises. However, the partition is easily arranged under the table, on which you can both place the necessary items and dine. This option is relevant for the kitchen, if you want to at least formally separate the working and dining areas of the kitchen. The best part is that such actions do not apply to the redevelopment of apartments. Therefore, you do not need to coordinate these changes with the BTI.
Dismantling the window sill and threshold
This is a more complex and labor-intensive option. The biggest problem of this situation is that you need to literally overcome a mountain of bureaucratic red tape - request a registration certificate for an apartment in the BTI, draw up a project and agree on it, confirm that everything has been done according to the project, and receive a new registration certificate. Moreover, some certificates and acts are valid for a limited amount of time, so you need to act quickly. In terms of money, it also comes out more expensive, since the entire wall is being demolished. This solution is most often used for living rooms, since it is in this room that a couple of extra meters may be needed to realize all interior ideas. Regardless of which option you choose, there are several restrictions that apply to the territory of the balcony. Firstly, heavy furniture and appliances, including a hob, should not be placed on the balcony so as not to overload the interfloor stove. Secondly, sewerage and water supply can also be carried out only in agreement with the authorities. So, in fact, only not very heavy furniture can be placed on the combined balcony.
If you have already planned the redevelopment of the apartment and the change of the balcony, then you will certainly need high-quality furniture. You can purchase it at company «Smart Space», and it is very different, from tables to chairs.
